The residential real estate sector continues its recovery in Murcia

The data show that the quarterly dynamics in 2016 showed a good performance of sales in the first half of the year, although in the third quarter they fell in quarterly terms, to recover again in the fourth.

The region of Murcia, after correcting the series of seasonal variations and calendar effects, during 2016 residential transactions grew at a monthly average monthly rate of 1.8%. In interannual terms, during 2016 in Murcia, 13,638 homes were sold, an increase of 6.6% compared to 2015 (13.9% on average in Spain).

Increased number of sales to foreigners.

During 2016 the segment of demand that grew the most was the one corresponding to foreigners, whose purchases increased by 17.3%. In addition, due to its heavy weight in total demand (25.5% of total sales), this growth was noticeable in the market.

On the contrary, domestic demand has a lower weight than the average: 59.6% of operations are carried out by residents in the region, while the national average is 72.6%. In 2016, this demand segment grew 11.5%.

Data for the first quarter of 2017

The data for the first quarter of 2017 show an increase in the sale of housing. Thus, real estate transactions rose to 3,664, representing a year-on-year growth of 12.3%. In this period, the purchases of residents in the Region grew (35.1%) and foreigners (13.0%).

For its part, the price of housing in Murcia remained practically stable in 2016. According to the valuation values collected by the Ministry of Development to December 2016 the price stood at 970.3 euros per square meter.

Prices rose in San Javier by 1.9% and accumulated increases of 8% from lows.

By municipalities, among those with more than 25,000 inhabitants, the change in the price of housing in 2016 was negative in almost all of them. Of particular note are the decreases in Caravaca de la Cruz, Alcantarilla, Totana and Lorca, with price declines above 6% year-on-year. On the opposite side is San Javier, where prices rose 1.9% and accumulated growth from lows of 8.0%.
